End of tenancy carpet cleaning across Dublin.
Carpet cleaning timed around a move-out date, for tenants protecting their deposit, and for landlords and letting agents preparing a property between tenancies.
Real job — move-out carpet clean
What this page covers: this is the carpet-cleaning component of an end of tenancy move-out — not a full end of tenancy cleaning service. We don't cover kitchens, bathrooms, ovens, windows or other surfaces. If you need the whole property cleaned, you'll need to arrange that separately as well; we're happy to work alongside whoever handles that.
Why it matters
Carpet condition and your deposit
Carpet is one of the things a landlord or agent will look at closely during a move-out inspection. A carpet that's visibly stained, marked or simply hasn't been cleaned since move-in can become a point of discussion when a deposit is being returned — a professional clean removes that as a talking point, though it obviously can't undo wear or damage beyond normal cleaning.
We're not going to invent statistics about how often deposits are withheld over carpets — every tenancy and every landlord is different. What we can say plainly is that a clean, presentable carpet at handover is one less thing to dispute, and it's a reasonable, low-cost step for a tenant to take before a final inspection.
It's worth being realistic too: a professional clean lifts dirt, everyday marks and most stains, but it won't reverse genuine wear, burns, permanent staining or damage — and any decent cleaner should tell you that on inspection rather than promise otherwise. What it does do is put the carpet back to a fair, presentable standard for its age, which is generally what a move-out inspection is actually looking for.
Who this is for
Built around three different move-out situations
Tenants
Booking a carpet clean ahead of your move-out date, so the property is in good order for the final inspection and there's less to discuss when your deposit is being assessed.
Landlords
Getting a rental property's carpet properly cleaned between tenancies, whether or not the outgoing tenant has arranged their own clean, so the property is ready to show and re-let.
Letting agents
Booking carpet cleaning as part of managing a property between tenancies, for a single unit or as a recurring part of your turnaround process across managed properties.
This page covers the carpet-cleaning side of a move-out specifically. A typical end of tenancy process usually involves other tasks too — general cleaning of kitchens and bathrooms, checking the inventory, meter readings, and so on — and we're not the ones to handle those. If you're a tenant coordinating your own move-out, it's worth booking the carpet clean as one item on that wider list, timed so it doesn't get undone by cleaning or work happening in the property afterwards.
Timing
Getting the timing right around a move-out
- 1
Book with your move-out or handover date in mind
Ideally once the property is empty of furniture and boxes, so we can clean the full carpet area without working around belongings.
- 2
Clean before the final inspection where possible
Tell us the inspection or key-handover date and we'll aim to get the clean done with enough time for the carpet to be dry and presentable.
- 3
We carry out the clean
Hot water extraction cleaning of carpeted rooms, with attention to visible stains and high-traffic areas.
- 4
Confirmation of work carried out
We can provide confirmation of the clean for a tenant to pass on to their landlord or agent, or directly to a landlord or agent who booked the job. Ask us about the format when you book.

FAQ
Common questions
Is this a full end of tenancy cleaning service?
No — this is carpet cleaning only, as one part of an end of tenancy move-out. It doesn't cover kitchens, bathrooms, ovens, windows or other surfaces. If you need the full property cleaned as well, you'll need to arrange that separately alongside this.
How close to the move-out date should I book?
As close to the final inspection or handover as practical, once the property is empty of furniture and boxes where possible, so the carpet can be cleaned fully and given the best chance to dry before keys are handed back.
Can you provide confirmation of the clean for a landlord or letting agent?
We can provide confirmation of the work carried out, which tenants can pass on to their landlord or letting agent as part of the move-out process. Ask us about the format when you book.
Can landlords or letting agents book this directly?
Yes. We work with tenants, landlords and letting agents directly, including booking a clean between tenancies rather than at a tenant's request.
What if the carpet has stains from earlier in the tenancy?
We treat stains as part of the clean where they can reasonably be lifted. Some marks — from long-term wear, sun fading or certain spills — may not fully disappear regardless of the cleaning method, and we'll be upfront about that on inspection rather than promise a result we can't guarantee.
